Subdivisions

If you want to subdivide your land, you will need to apply for a planning permit.

Subdividing land is not always as simple as dividing one property into two individually titled properties. Depending on the size and type of your application, you may need to contribute towards infrastructure such as:

  • car parking
  • drainage, electricity, gas, sewage and water
  • landscaping, footpath and road construction works.

Council along with partnering local governments is testing a sustainable subdivision framework on all subdivision applications through the existing planning process. This is part of an 18-month trial that launched in September 2020.

The framework seeks to mitigate the impacts of future climate scenarios, creating sustainable and liveable subdivisions that can adapt to the changing climate. The framework identifies seven categories that can assist in creating environmentally sustainable subdivisions:

  • Site layout and liveability
  • Streets and public realm
  • Energy
  • Ecology
  • Integrated water management
  • Urban heat
  • Circular economy (materials and waste).

The seven framework categories each include objectives and measurable standards to facilitate stronger sustainability outcomes and apply innovation and implementation considerations to all categories.
